NEW FEATURES & ENHANCEMENTS
Ceiling Dashboard (TaxOffice 4)
Sort, filter, and group every ceiling in scope
The main grid sorts on every sortable column, pages by account so a ceiling band is never split across pages, and remembers your filters and selections for the session.
Ceiling details drill-down
Open any ceiling to see one row per run that touched it — the certified run first, then each supplement under its tape name with before and after amounts. The header shows Account Number, Owner, Tax Year, and Tax Unit.
Show and hide grid columns
Every column except Account can be toggled on or off. Hidden columns close up with no gap and come back in their original spot, and your choices are saved per user.
Multi-owner ceilings are called out
Accounts where two or more owners hold a ceiling-establishing exemption and none owns the whole property now carry a Multi-ceiling pill, so your office can find and review them.

Compliance: SB 1951 Rendition Penalty Administrative Fee
Rendition penalties for tax year 2026 and forward distribute in full
SB 1951 ended the 5% administrative fee withheld for the appraisal district beginning with tax year 2026. TaxOffice 4 no longer withholds the fee on 2026-and-later penalties, while 2025 and prior years keep it regardless of deposit date. Distribution Summary, Distribution Summary By Year, and Rendition Summary balance across mixed-year date ranges.
SMIGL Tax to GL interface follows the same rule
When a disbursement posts to the general ledger, the administrative fee is broken out only for the 2025-and-prior portion. The Entity Distribution Report shows the full penalty for 2026 collections and Total Disbursement ties.
Installment Agreements (TaxOffice 4)
Status column shows how an agreement was closed
The Installment Agreements search grid now shows Closed/Completed, Cancelled, or Defaulted for closed agreements, matching the status on the details page, so completed agreements can be told apart from cancelled or defaulted ones without opening each record.
Homestead / Non-Homestead type column
Each agreement's type now appears in the search results grid, matching the badge on the details page.

Admin Menu and Permissions (TaxOffice 4)
Admin menu appears based on what the user can access
Users no longer need full Admin access just to reach the one admin function they're allowed to use. The menu shows up when a user holds at least one admin item permission, and it lists only those items. Fiscal Year End and Tax Year Rollover pages also enforce their permission on direct URL access.
Frozen State Report has its own permission
The report now has its own permission in addition to the feature flag, so administrators can give it to just the staff who need it. Direct URL access without the permission is blocked.

Payments and Refunds (TaxOffice 4)
Receipts can always print the account owner's name and address
Offices that want the owner's name and address in the receipt header regardless of who remitted the payment can now have this turned on per office. Offices already receiving this behavior are unchanged.
Refund check print date shown on the Payments tab
When a refund check is printed and posted from SMIGL Disbursements or BankRec CheckWriter, the payment comment in TaxOffice 4 now records the check number, print date, and who printed it, so staff can tell a taxpayer when a check was printed without a separate log. Reprints update the comment with the new check number and date.
AD Import: 2026 Certified Season
Pritchard & Abbott Mineral: absolutely exempt accounts import fully exempted (hotfix)
Accounts carrying an absolute exemption code now import with their full value exempted whether the district reports taxable value as zero or equal to market value, so they reconcile and stay off the Bad Accounts Report.
Orion: §11.145 (HB9) business personal property exemption applied on import (hotfix)
The per-entity §11.145 exemption Orion CADs report for 2026 is now staged with the amount the CAD reported, using the same exemption type as other CAD modules, so affected accounts balance to the CAD's taxable value.
Test Environment Indicators
SMIGL and BankRec TEST environments now display a banner
Both applications show a banner naming the client and identifying the environment as TEST, following the TaxOffice 4 design, so test activity is easy to distinguish from production.
Platform Refresh (TaxOffice 4)
Updated UI framework and refreshed theme
TaxOffice 4 moved to the latest version of its UI component library and a rebuilt application theme. You'll notice crisper brand colors and correctly sized checkboxes, and grids keep each row's values in place when you sort or edit.

Accounts search on the refreshed theme.

A grid sorted by Total Due - each row keeps its own values.
Small display fixes that came with the refresh
Cancel buttons in dialogs are readable without hovering, action buttons and date fields sit at their normal height, the grid pager no longer shows an extra item count, and the "Items per page" dropdown opens attached to its control.
BUG FIXES
TaxOffice
- Edit Account Year:an added exemption is no longer silently dropped when the exemption type is chosen before the percentage or dates. The Review screen lists it as Added, the exemption saves on all selected tax units, and a change the server cannot apply now shows an error instead of a silent partial save.
- Installment Agreement printing:the contact block above the signature line is left-aligned with phone and extension, payment amounts carry a dollar sign on the cover letter and agreement, and the blank second page is gone.
- Suit account add:the Tax Year and Tax Unit lists now include every receivable type, so an account whose balance is only Ag levy, court costs, or another non-levy type can be attached to a suit. Balance Due sums across all receivable types.
- Fiscal Year End:January-to-December tax units no longer disappear from the Year-To-Date Summary after the rollover.
- Payment Transfer reversalrestores penalty and interest, so the reverse/reapply batch nets to $0.00.
- Collections Summary By Fundnow agrees with the Distribution Summary for the same parameters, and the "Inc. Ren Pen, Fraud, & Other M+O" option returns a report that includes those amounts instead of an error.
- Deleting a receivable, value, exemption, or its audit rowno longer fails for users with long sign-in names.
- Ag Rollback:available ag acres are now fully corrected when an external source account is added. (hotfix)
- Strike-off payments on discount-eligible levieskeep the operator's selected strike-off type instead of being retyped to Discount Payment, which left a one-sided imbalance after a void and blocked Fiscal Year End. (hotfix)
- Quick Searchno longer times out when an address contains a single-letter directional such as "1210 N County Rd". (hotfix)
- Fully paid receivables with no payment detail rowsno longer raise the OUT OF BALANCE warning. (hotfix)
- Expired-refund write-off batches(escheat and 3-year overpayment) now record the correct batch total and payment count instead of doubling them.
- Roll tape export(Mortgage Tape and delinquent attorney file) now skips the "MISC TO4" placeholder account, so the export runs to completion.
Taxpayer Portal
- Tax statements generated from the Taxpayer Portalnow print the 5-Year History block, matching TaxOffice 4 and Tax Code §31.01(c). (hotfix)
AD Import
- Southwest Data:the low-income housing exemption is now staged on import instead of being parsed and dropped.
- Pritchard & Abbott Mineral:partial abatements are staged at the district's abatement percentage instead of 100% of market value.
- Pritchard & Abbott:the Solar/Wind and Childcare Housing exemptions are now staged on import. (hotfix)
- Supplement loadsno longer reinstate the Ag 1-d-1 exemption on accounts with a completed ag rollback, which had triggered unwarranted refunds. (hotfix)
- True Automation Certified and Supplement loadsno longer overwrite an account's ownership percentage with zero, and a Name & Address file now restores a missing percentage. (hotfix)
- Cloud AD Import:a certified zip that also contains the owner/agent export now validates and processes without having to be split by hand first. (hotfix)
SMIGL
- Public Improvement District (PID) unitsnow post to the correct GL accounts on Import Adjustments, and the New Year Balances and Prior Year Balances imports follow the same routing.
Payment Importer
- GroupPay files:the Deposit Date and Receipt Date entered before posting are now applied to the batch and its payments.
BankRec
- JPMorgan ARP exportnow supports the Standard 200 layout, so second payee names reach the bank and two-payee refund checks clear without manual approval. The layout is selectable per bank account, so other accounts are unchanged. (hotfix)
